One of the most common repairs we perform at Coach Specialists of Texas is RV roof damage caused by poor owner maintenance. Unfortunately, this kind of repair isn’t usually covered by insurance, since insurance companies expect RV owners to take care of roof maintenance procedures regularly in order to prevent this type of damage. What’s worse is that many customers aren’t aware of this expectation. We hope that sharing this information with you today will prevent you from going through the same experience someday.
Here are the three steps we recommend you take in order to maintain the condition of your RV roof:
First, clean your roof thoroughly.
Depending on how frequently you travel and the types of weather conditions you encounter, you might need to clean your RV roof more frequently, but a good rule of thumb is 3 or 4 times each year and after any big trips. Most recreational vehicles have ethylene propylene diene m-class rubber roofs, so you’ll need to make sure you use a cleanser specifically optimized for rubber roofs. Start by sweeping off any dirt and debris, then rinsing your roof with water to prepare it for mopping. Next, spray your cleanser on a small section of the roof and scrub the area with your mop to remove any grime. Rinse your mop in a bucket of clean water and repeat this process across the rest of your roof. Rinse with water once you’re finished.
Next, inspect your roof carefully.
Immediately after cleaning your roof is the best time to conduct a thorough inspection. Look for any cracks or holes in your roof and test the condition of your sealant. If you see any areas of major damage, then you’ll need to have them repaired as soon as possible to prevent greater damage from happening. If you see areas in which the sealant needs to be applied or repaired, proceed with the final step.
Finally, apply fresh sealant.
Using a self-leveling sealant and a caulk gun, carefully apply sealant to any small cracks or holes you found. For areas where old sealant is starting to fail, clean those areas and remove the old sealant before applying fresh sealant.
